North Cyprus's licensed accommodation system holds 27,775 beds across 171 establishments at the end of 2025 — up from 27,624 / 169 at the end of 2024. Girne (Kyrenia) holds 54.8% of all beds; İskele (Long Beach) is the fast-growing second at 28.1%. Girne dominates with 54.8% of total beds — mostly driven by larger 5-star resorts along the northern coast. İskele (Long Beach strip) is the fast-growing second at 28.1%, the region most actively adding new hotels. Gazimağusa proper sits at 9.9%, with most of its capacity in mid-range hotels inside the old city + the harbour area.

5-star hotels alone account for 17,434 beds — 62.8% of total TRNC capacity. The combined budget tier (1-, 2-, 3-star + guest houses) is just 5,773 beds, about 21%. The mix is heavily upper-segment.

Three patterns:
August 2025 hit 68.5% — highest single-month occupancy on record. Up 11.4% YoY. The summer band is genuinely tightening.
September 2025 grew the fastest YoY (+16.5%). September is now firmly the peak-arrival month and occupancy mirrors that.
February/March softened. Spring shoulder occupancy dropped ~19% YoY. The big February 2024 surge wasn't repeatable; March followed it down.
What it means for booking
- Booking 5-star: 25 hotels with 17,434 beds means plenty of choice; weekend rates in shoulder months are negotiable.
- Booking mid-tier (3-star, boutique, wellness): tighter inventory — ~27 establishments. Book 2-3 weeks ahead.
- Booking budget (1-star, guest houses, traditional): smallest inventory, ~58 establishments / ~1,034 beds. Book 4+ weeks ahead in peak summer.

Bottom line
27,775 beds across 171 licensed accommodation establishments. Girne holds more than half. İskele is the growth story. August 2025 just set the all-time occupancy record at 68.5%. Room is generally available, but peak August and most-popular hotels still book out 3-6 weeks ahead.
